First off, everyone assumes that the body "has" or "is" a living soul, not quite true. Just because we live and interact with our environment through the five senses that our body uses, doesn't, and shouldn't mean that our body is the focal point in our existence or self awareness. The Bible is very clear on the subject. Our body is just a physical "temple" in which God created for our soul "our individuality" simply to reside in.
Our souls or our individuality which is only unique to each ourselves, therefore lives life through our own unique experiences Thus you are the soul or "person" which resides in your body. In other words, one should think and say, "my soul has a body which God so lovingly created for me to live and experience life through."
Our spirit or "spirit of man" lies within the deepest reaches of our hearts, our desires or to put it more bluntly, our intent. Our spirit is our very living thoughts as we think them. In other words, our spirit is our present thoughts and our future intentions.
In a nutshell and simply put:
Body = a temple or a physical place of residence.
Soul = our past experience memories, our likes and dislikes etc. Our individuality.
Spirit = our living thoughts, the choices we intend to make, and what lies within desires of our hearts.
It has been said that no one can lie to their own heart. In actuality you can't lie to your own spirit. where your spirit is that is what path in life you will go down. You will always follow your heart whether good or bad, and the choices you make will primarily be based on your past experiences - your soul if you will. And here's where the real power of God's love comes in. We all have this supernatural ability or instinct to know right from wrong. This ability comes from our "force of life" connection with God, better known as the Holy Spirit. Like before, spirit is intent so is the Holy Spirit of God. The Holy Spirit is God's intent which keeps us alive. And his love for us is in the fact that we all were created in His image with the ability of freedom of choice.
Knowledge is the ultimate key for our spirit or heart to make the correct best informed and life saving decisions. Read up in the bible, the Koran or whatever faith you believe in and pray so that God's Holy Spirit will guide you to His truth . . . the only truth that really matters. because like it or not, believe it or not, we all die and God has a future plan for all of us, even beyond death! (He's got that one covered if only you have real faith) Since He created us, we are His responsibility all our lives are truly in His hands, and there is nothing we can do about that other than do the right thing and trust Him that He knows what He's doing.
It's as simple as that! Take it from someone whose dying from ALS. Take it from someone who freely chose to learn about God a year before I got sick, back before when my life was carefree and living the good life. God has a plan for all of us. If death is meant for me . . . I trust Him, even beyond it.
The body is the physical aspect of a person, the soul is the emotional and mental aspect, and the spirit is the non-physical or metaphysical aspect that connects to a higher power or consciousness.
There is no difference.

Assuming that ghosts, in fact, are real, the answer would vary depending on religion. The most common explanation is that a person is made up of 2 or 3 parts. Usually 1) body and 2) spirit/soul. Although the body would have been killed the mind of the person (in the second part of the spirit/soul) lives on as a ghost. The other common explanation is similar in that a person is made of 3 parts, the parts being 1) body 2) mind and 3)spirit/soul with the body being the earthly body, the soul/spirit being the very essence or core of that person (that is, the part of them that makes them them) with the mind being the "link" between the soul and the body. In this case, the ghost would probably be the soul/spirit in addition to the mind or just the soul/spirit without a mind.
