George M. Cohan never lived in New Rochelle. This is well known in New Rochelle.

Cohan's friend Eddie Foy Jr. (of the Seven Little Foys) did live in New Rochelle, on Pelham Road at the location of Foy Park. Many other famous people including numerous entertainers and journalists have lived in or are living in New Rochelle.

Over 100 years after Cohan's song was written, New Rochelle remains only "45 Minutes from Broadway" via the same public transportation: the New Haven RR to Grand Central Terminal and from there the subway.
