Based on 20 btu/sqft 26000btu would be the load. You probably won't find that size as AC units are typically sized in tons (12000btu). A 2 ton unit should be fine.

Depends on the size of the unit and when it was built. Modern A/C units contain no Freon (R12). It was banned in 1996. Call a home A/C professional.
