Area to be covered = 1744 sq ft = 1744*144 = 251136 sq inches.

So minimum number of tiles required = 251136/400 = 627.8 is 628 tiles.

That is the mathematical answer which assumes that almost all the offcuts can be used. If the area to be covered is odd shaped there will be a lot of offcuts that cannot be used unless you want a mosaic effect!
