That person should sign all documents "(Son), Executor, estate of (Deceased)". If you need a title they can't find, they need to go to DMV and apply for a duplicate.
If it's got the same license plate as when that owner had it, you can contact the DMV or your local police department so they can run it and tell you the registered owner. It's public record, so it shouldn't be a problem.

You should have never bought a car without receiving the title. But, you did so go to your local DMV and explain this and request a duplicate title. That is all you can do.
i would do a search on the title, there are some online websites in which you pay and they will look up information. If that is not an option then you could see who the serial number was first registered to.
You need to hire a professional. A professional title examiner can perform a title examination to find the owner of the property. If the property is listed as "owner unknown" in the tax assessor's records the research may be costly.

They have helped me many times and have done a great job.

you will have to find out who has a lein on it have them fill out a fourm of lein satisfy. In most states a lien holder is recorded on the title and the lien holder will keep the title until the lien is paid off. After the lien holder is paid off, they will sign the title to release the lien and give/send the title to the owner. The title office can tell you who has a lien on the title.
