Your question sounds like you feel entitled to whatever you want in the gated community, regardless of what's included in the governing documents about what you own and what you own with everyone.

Your individual ownership boundaries are clearly stated in your governing documents. The boundary may be the wall studs, the sheet rock or some other line. Beyond that point, the real estate assets are owned in common with all other owners. As well, you may also own a parking stall.


The assessments you pay monthly cover services enjoyed by all owners, such as property management, master insurance policy, landscape maintenance, contributions to reserves and some basic utilities.


Ask your board treasurer to explain how your assessment dollars are spent.


Extra parking spaces are just that: extra. You do not own the extra spaces individually, you own them in common with all other owners.

If use of the extra parking spaces is unclear, ask the board in writing to address the issue at a board meeting, and respond to your query in writing.
