Here are opinions and advice from FAQ Farmers: * It depends. This is from Tax Topic 505 at IRS.gov: "Your main home is where you live most of the time. It can be a house, cooperative apartment, condominium, mobile home, house trailer, or houseboat that has sleeping, cooking and toilet facilities. ... A second home can include any other residence you own, and treat as a second home. You do not have to use the home during the year. However, if you rent it to others, you must also use it as a home during the year for more than the greater of 14 days or 10 percent of the number of days you rent it, for the interest to qualify as home mortgage interest." * I don't know what the laws are like in your jurisdiction but around here a second home purchased for the purpose of renting is considered a rental property. Everything including mortgage, property taxes, and utilities etc are totally written off. Even maintentance, yard cutting, repairs are all written off too. * This is not tax advice but this is governed by the IRC. If the primary purpose is rental then interest and other ordinary and necessary expenses are all deductible.

If you own the home in question (the title is in your name), you can deduct mortgage interest. If you are renting out the home, you can deduct some of the costs of having it as a rental, but I am not sure about the insurance. If you are renting the house only, without ownership, you may not deduct the interest.

Does home insurance cover stolen items from an unlocked apartment that I am co-renting?

First, why is the apartment unlocked? An unlocked apartment can look suspicious to an insurance company. Whether or not the apartment was unlocked, insurance companies are primarily interested in the police report. The police report will determine if there is any indication of fraud. Second, your items may be covered at up to 10% of the personal property coverage on your home insurance policy. Example: if your home insurance covers personal property contents at $100,000, then you would have up to $10,000 for personal property at another residence. However, b/c this is a secondary residence your items may not be covered b/c you are expected to have a separate secondary insurance policy.

What should the rental amount be on a house when the mortgage payment is 900 dollars a month?

You can rent it out for the amount of the payment like $900.00 or you can rent it out for more or less. It also depends on what area you are from. One area charges more for rent then another area does. Just do your research.

Does the roommate doing the evicting have to do it through the courts if the roommate being evicted is not on the lease but has lived there for five months?

Roommates can't generally "evict" another roommate; that's something a landlord does. If your roommate is not "on the lease" then they have no legal interest in the property. You can just call the police and tell them that the roommate is trespassing and you'd like them removed.

A mortgage is valid only against the interest of the person who granted the mortgage. If you own real estate with another person and they grant a mortgage then your interest isn't affected. If the lender forecloses it only acquires the interest of the one person who granted he mortgage.

What is mortage insurance?

The term Mortgage Insurance can mean different things to different people and in a variety of situations. I have heard it refer to life insurance designed to pay off a mortgage balance due to death of an insured person. another type of Mortgage Insurance is products such a PMI, which indemnifies a bank or mortgage company in the case of a default on a mortgage loan. In this type of mortgage insurance the person who takes out the loan pays the premiums through their house payments, but will not receive any benefit from the insurance as the only one who gets paid is the bank or mortgage company. The insurance company can then still come after the borrower for the amount of their loss.
